I see little value on having either of these terms dirrcted to Seller listing, an article which is very general and unspecific. A far better article is the existing Listing contract article whoch lays out in some detail all of the necessary infomration, including types on contracts, etc.

The site you mention in the article - www.buyerMLS.org - does not yet exist. I have removed it pending it being a website whose value can be determined.
