Greentown Management Holdings Company Limited, a wholly owned subsidiary of the Greentown China Holdings Limited (SEHK:3900)[1], is the project management service provider in the People's Republic of China with a diversified service portfolio comprising commercial project management, government project management, capital project management, project management consulting services and landscape consulting services.

Greentown Management distinguished its project management business from traditional property developers with its unique asset-light business model. As a service provider, Greentown Management does not need to commit any financial resources for acquisition of land and construction of property. As a result, Greentown Management did not incur any capital expenditure or need for debt financing.

Its asset-light business model complements private and state-owned entities that have land reserves or ready access to land reserves, which enables Greentown Management to participate in growth opportunities in the property development market across the PRC. In addition, Greentown Management differentiates themselves from other real estate project management companies by through branding, the training Greentown Management provides to its employees, adapting to the needs of various types of clients including small-to-medium sized real estate developers, state-owned enterprises and financial institutions, among others, and its dedication to industry leading standards in the real estate project management industry.

Greentown Management provides comprehensive full-service project management services across the property development value chain under the "Greentown Management" brand name, which comprised of (i) initial stage, including market research, cost estimation, product positioning, product design and applications for relevant regulatory approvals for construction plans; (ii) construction stage, including cost control, project supervision, contractors management, suppliers management and cost management; (iii) sales-stage, including pre-sale and sale services, marketing services, sales team management and customer management; and (iv) post-sale stage, including after sale maintenance, community services, delivery and after-sale services, property inspection and property management.

Commercial Project Management

  Commercial project management projects are the primary source of Greentown Management’s revenue. Under the commercial project management business model, Greentown Management and the relevant project owners generally enter into a standard management agreement, which mandates Greentown Management to provide various services throughout the property development project process.

Government Project Management

The vast majority of the projects Greentown Management undertakes in this business segment are resettlement housing property development, but not limited to the development of public infrastructure including schools, parks, plazas and sports facilities, among others. One of the primary benefits of its government project management business is that it is less susceptible to external factors that affect the PRC real estate industry and the overall macro-economy.

Capital Project Management

Greentown Management’s capital project management business fits within its overall asset-light business model. Through leveraging the financial capital strengths of its financial institution partners, Greentown Management is able to focus on fully utilizing a strength of network of contractors and suppliers as well as improve the "Greentown Management" brand. The capital project management business provides Greentown Management with an environment to enter into a symbiotic relationship with its financial institution partners that provides premium returns on investment.
