The Times used publicly available data on home sales and tax rates to calculate the median tax on a median priced home in each school district in New York and each municipality in New Jersey and Connecticut.
Databases of home sales in 2005 in New York and New Jersey were obtained from the states, and tax millage rates were obtained from the states and local tax collectors. Millage rates were applied to assessed values on the homes in state sales databases to calculate taxes on every home sold.
Actual tax rates were used for school, village, town and county taxes, but adjustments were made to account for special service districts, whose boundaries often don't coincide with other taxing jurisdictions. Adjustments also were made to reflect an estimate of the value of tax rebates in New York and New Jersey.
Median sales price and tax were then calculated from sales within each school district or municipality. Municipalities that had fewer than 25 sales are not reported. Some areas with recent reassessments also were not included.
In Connecticut, the figures were obtained and calculated by The Warren Group, a Boston publisher of real estate and financial information.
