ABOUT AL ZAHYA Al Zahya, not to be confused with Al Zahia in Sharjah, is a developing residential community in Ajman. Because of the proximity to the industrial area and the main road network, residents can enjoy easy access to key commercial locations in the emirate. The community is developing in phases; upcoming projects include Maha Village and Ajman Uptown where the latter is a key development in the area featuring apartments, villas and townhouse complexes.
Al Maha Village is a 1.7 million sq. ft. project launched in 2019 with 137 plots. 59 of the plots were dedicated to private residential use and 78 were for residential townhouses. A few months later, the second phase of the project was launched featuring 141 real estate units while the 3rd and 4th phase of Al Maha Village included 112 residential plots for separate villas and 18 plots for townhouses.
Likewise, Al Zahya Ajman Uptown is a master project featuring gated complexes, villas, showrooms and commercial spaces. It mainly offers studios to 3-bed apartments and even larger 4 to 5-bedroom villas and townhouses. The project will soon reach completion.
PROPERTIES IN AL ZAHYA Currently, interested buyers can find villas for sale in Al Zahya. Some of these are ready to move-in houses while some are off-plan units in various configurations. Each 3, 4 and 5-bedroom villa spans around 1,800 sq. ft. to 3,000 sq. ft. and features an expansive outdoor space, a dedicated maid’s room with a bathroom, a barbecue area, a manicured lawn, parking spaces and a balcony.
Those looking to buy residential plots in Al Zahya have plenty of options. There are plots spanning across 1,700 sq. ft. to 2,000 sq. ft. while some may also cover around 3,000 sq. ft.
RENTAL TRENDS IN AL ZAHYA Finding a villa for rent in Al Zahya might get a little tricky at the moment since the community is more focused on providing investment options. But, rental prices in the community are starting from AED 27k per annum. This would include a 2-bedroom cosy villa with 3 bathrooms, a lounge, built-in wardrobes and ample space for storage. The covered area for these residential units spans around 1,500 sq. ft.

TRANSPORTATION AND PARKING SPACES IN AL ZAHYA
Those planning to move to Al Zahya Ajman are recommended to use private conveyance. The network of roads is quite well managed and residents get ample parking spaces in each residential property.
PUBLIC TRANSPORTATION IN AL ZAHYA Those who prefer commuting via public transport can catch a bus from the stations in nearby locations including Al Jurf Industrial Area and Al Hamidiya Park. Both stops are a 15 to 19-minute drive away.
AMENITIES, SCHOOLS AND HEALTHCARE SUPERMARKETS IN AL ZAHYA Residents can shop for basic items from local grocery stores and supermarkets near Al Zahya. Marhaba Al Jadeed and Al Jasar Supermarket are a few options in the neighbouring community – Al Helio.
Dubai Transactions CHURCHES, TEMPLES AND MOSQUES IN AL ZAHYA There are many community mosques in Al Zahia, Ajman. Khalifa Bakhit Matroushi Mosque and two other mosques can be spotted on the same road. Masjid Al Helio and Noman Bin Al Muqren Mosque are also close by.
Those looking for a church can prepare for a 25-minute long drive towards Sheikh Khalifa Bin Zayed Street where they will find GO Church, Ajman.
SCHOOLS AND NURSERIES IN AL ZAHYA While there are no schools in Al Zahya as of now, there are a few notable options are in the neighbouring communities. One can easily access Kids Town Nursery and Scientific Innovations School via private conveyance. A little farther, there is Woodlem Park School in Al Jurf that follows the CBSE curriculum and STEAM Education System. One can also find some reputed schools with the British curriculum such as Oxford School and City School.
CLINICS AND HOSPITALS IN AL ZAHYA There are a few clinics and hospitals in Ajman located just off E311 where one can go in case of medical emergencies. If you are searching for hospitals near Al Zahya, the drive may be 19 to 25-minute long. Saudi German Hospital on Sheikh Ammar Bin Humaid Street is accessible in 23 minutes via a car.
LIFESTYLE SHOPPING, DINING AND NIGHTLIFE MALLS IN AL ZAHYA Currently, there are no malls in Al Zahia. My Mall Ajman and China Mall, Ajman, two top malls in Ajman, are approximately 19 to 20 minutes away. Both offer a range of brand outlets and dining options while some phases of My Mall Ajman are under construction.

The closest options include Kookh Al Shey and Al Tamer Restaurant. For fast food options, there is Al Madina Restaurant and Cafeteria. If you want to try out Arabic cuisine, you can head to Mughlai Junction on E311.
BEACHES NEAR AL ZAHYA To access beaches near Al Zahya, one must pull out a car and pack snacks and water as the drive will be long but worth the effort. Family favourite Ajman Beach is 30 minutes away. While those wishing for a relaxing jog by the shore can go to Al Hamriya Beach.

OUTDOOR ACTIVITIES, FITNESS AND BEAUTY Park near Al Zahya Ajman Children’s Park close by The community is still under construction. However once completed, it will feature many outdoor facilities. Al Hamidiya Park is a family favourite spot close by with running tracks and shaded benches. There are many other community playgrounds and family parks where residents can spend the evenings. Also, gyms and spas near Al Zahya are accessible in around 15 to 20 minutes by car.
THINGS TO CONSIDER Al Zahya Ajman is still under construction. So, the community does not have any schools or clinics as of now. However, one can find a few notable options in the neighbouring areas.
