I've been doing a little 'original' research on roof types, and it appears that shed roof and skillion roof are the same thing, but lean-to and flat are specific variations. Lean-to rooves appear to be those on extensions that abut the main structure. Flat rooves are those with horizontal or extremely low pitch (such that they appear horizontal). It seems that lean-to rooves are necessarily pitched (as they 'lean' on the main structure), and thus never flat. There are also more variants like double skillion, and skillions with clerestories. The building industry seems to be one in which dialectical variation is quite strong, doubtless owing to its particular history and necessity for jargon. It might be challenging to disentangle all the variant usages.
